DEL MAR:  What area fits you?

"Del Mar" encompasses many neighborhoods, each with their own personalities, zoning specifics, and strengths. Do you know the details of Olde Del Mar, Del Mar Terrace, Del Mar Heights, the Beach Colony and Rural Del Mar?  I have lived and worked in this area for decades, and happy to answer any questions you may have.  Today, I am going to talk about the Del Mar Terrace neighborhood.

Del Mar Terrace: Hillside Living With Breathtaking Nature and Views

Tucked into the southernmost part of Del Mar, the Del Mar Terrace is one of the community’s most unique—and quietly coveted—neighborhoods. What began as a small hillside enclave developed primarily in the mid-20th century as an artist's colony has evolved into a charming, architecturally diverse community defined by its sweeping ocean and lagoon views, walkability, and warm neighborhood feel.  

A Brief History of Del Mar Terrace

Del Mar Terrace grew gradually beginning in the 1950s and 60s as Del Mar’s early coastal expansion moved south and east. Developers capitalized on the natural topography of the hillside above Los Peñasquitos Lagoon, designing small, winding streets that follow the curves of the terrain (especially Via Grimaldi and Via Latina which comprise “the loop”) as well as the welcoming streets immediately below such as Via Esperia, Via Felino, and Via Pisa.  The result is a distinctive community that is dramatically connected with an extension of the Torrey Pines Reserve, bringing spectacular nature into daily living.  One resident even organized a book written by many of our neighbors.  Let me know if you'd like to see a copy!

Views, Views, Views

One of the biggest draws of Del Mar Terrace is the panoramic scenery. Because the neighborhood is perched on a hillside, a large portion of homes enjoy west-facing views of the ocean, lagoon, and dramatic evening sunsets.  From modern coastal homes to retro mid-century properties, the neighborhood’s orientation helps maximize natural light and coastal breezes.

The Tradeoffs of Hillside Living

Of course, hillside communities come with personality—and a few quirks:

• Narrow, twisty streets: The roads follow the hillside and can feel tight at times.
• Smaller yards: Some lots tend to be modest, with outdoor living focused on decks and view balconies rather than large lawns.  However, there are also expansive options.
• Lots of stairs: Unless a home is equipped with an elevator, residents can expect multi-level layouts and frequent stair-climbing, a feature of coastal-view living.

But for homeowners here, the views and ambiance more than make up for any challenges.

Families love Del Mar Terrace for its inclusion in two of the county’s best-known schools:

• Del Mar Heights Elementary, an award-winning, recently rebuilt campus known for academic excellence and strong community culture.
• San Dieguito Union High School District - Students progress to outstanding middle and high school options including Torrey Pines HS and Canyon Crest Academy, known for great academics, athletics, and arts programs.

Unmatched Location & Convenience

The Terrace is walkable to Torrey Pines Beach, hiking trails in the Torrey Pines Reserve, and fun restaurants along Carmel Valley Road.  Despite its tucked-away, tranquil feel, Del Mar Terrace offers exceptional accessibility.  The on-ramp of I-5 is only a few blocks away, yet there’s little to no Freeway noise to worry about, either.  It’s the kind of place where outdoor living is part of daily life.

Community Vibe

While Del Mar Terrace is home to luxury properties, it maintains a refreshingly unpretentious character. Neighbors often know each other well, and the winding streets become daily gathering routes for dog walkers, sunset strollers, and morning joggers. It’s a small community with a big sense of connection.
