"Del Mar" encompasses many neighborhoods, each with their own personalities, zoning specifics, and strengths. I have lived and worked in this area for decades, and happy to answer any questions you may have. Today, I am going to talk about the Del Mar Terrace neighborhood.
Del Mar Terrace: Hillside Living With Breathtaking Nature and Views
Tucked into the southernmost part of Del Mar, the Del Mar Terrace is one of the community’s most unique—and quietly coveted—neighborhoods. What began as a small hillside enclave developed primarily in the mid-20th century as an artist's colony has evolved into a charming, architecturally diverse community defined by its sweeping ocean and lagoon views, walkability, and warm neighborhood feel.
A Brief History of Del Mar Terrace
Del Mar Terrace grew gradually beginning in the 1950s and 60s as Del Mar’s early coastal expansion moved south and east. Developers capitalized on the natural topography of the hillside above Los Peñasquitos Lagoon, designing small, winding streets that follow the curves of the terrain (especially Via Grimaldi and Via Latina which comprise “the loop”) as well as the welcoming streets immediately below such as Via Esperia, Via Felino, and Via Pisa. The result is a distinctive community that is dramatically connected with an extension of the Torrey Pines Reserve, bringing spectacular nature into daily living. One of the biggest draws of Del Mar Terrace is the panoramic scenery. Because the neighborhood is perched on a hillside, a large portion of homes enjoy west-facing views of the ocean, lagoon, and dramatic evening sunsets. From modern coastal homes to retro mid-century properties, the neighborhood’s orientation helps maximize natural light and coastal breezes.
