DEL MAR: What area fits you?
"Del Mar" encompasses many neighborhoods, each with their own personalities, zoning specifics, and strengths. Do you know the details of Olde Del Mar, Del Mar Terrace, Del Mar Heights, the Beach Colony and Rural Del Mar? I have lived and worked in this area for decades, and happy to answer any questions you may have.
Today, I am going to talk about the Del Mar Heights neighborhood, where I have lived and happily raised two children. Having sold many homes in The Heights, I'm a neighborhood friend and expert.
“Del Mar” is made up of several distinct enclaves — Olde Del Mar, Del Mar Terrace, Del Mar Heights, the Beach Colony, and Rural Del Mar — each with its own character, zoning nuances, and lifestyle advantages. After decades of living and working in the area, I’m always happy to help familiarize buyers and sellers with the differences.
Today, we’re focusing on Del Mar Heights, the neighborhood where I’ve lived for many years and raised my children. Having sold many homes here, I consider myself both a neighbor and a trusted resource.
Del Mar Heights is a sought-after coastal neighborhood just west of I-5 and tucked behind Olde Del Mar. It includes two top-rated elementary schools — Del Mar Heights School and Del Mar Hills Academy — and offers easy access to dining, hiking, and shopping.
Although the neighborhood falls within the City of San Diego, it carries the 92014 zip code and “Del Mar” designation. That coastal identity and west-of-the-freeway location are major draws for residents.
At the heart of the community is Beachside Del Mar, a convenient shopping center anchored by Vons, CVS, Starbucks, and several popular restaurants and boutique shops. From most homes in Del Mar Heights, you’re just minutes from Torrey Pines State Reserve, the Del Mar Village, and Del Mar Beach.
The location also offers unbeatable proximity to major employment hubs. UC San Diego, San Diego’s biotech corridor, Qualcomm, and numerous tech companies are only a few miles south. To the east, you’ll find clusters of law firms, financial offices, and commercial centers. And with immediate access to I-5, nearly all of San Diego is easily reachable.
Much of Del Mar Heights was once open space. When the area — then called North City West — was proposed for development in the 1960s and 1970s, it faced strong opposition from residents concerned about traffic and density. Eventually, voters approved its creation as part of the post-war push for new coastal housing.
A key requirement of approval was that infrastructure be built first. As a result, the neighborhood benefited from well-planned streets, parks, schools, and shopping — thoughtful design that continues to make Del Mar Heights highly livable today.
Shares the Del Mar school district, zip code, and coastal cachet while benefiting from City of San Diego zoning (easier approvals, no Design Review Board, more flexible FAR).
Less protected views compared to Olde Del Mar, but strong neighborhood cohesion and many ocean-view properties.
Premium real estate pricing: finding a detached home under ~$2.5M is increasingly rare.
Smaller neighborhood commercial core — larger grocery, retail, and tech-employment centers are a short drive away.
Unmatched access to Torrey Pines Reserve, beaches, and coastal trails — ideal for an active outdoor lifestyle.
Highly rated and renovated Del Mar Schools.
Quiet residential streets, established community feel, and close proximity to Del Mar Village dining, shopping, and seasonal attractions including the Fairgrounds and racetrack.
Limited housing supply and high demand help support long-term price stability and appreciation.
