San Diego Home Prices: High, But Treading Water
The latest Case-Shiller Home Price Index was released today, and the takeaway for San Diego is straightforward: home prices remain near record highs, but appreciation has largely stalled. For San Diego County as a whole, prices have drifted slightly lower since the April peak.
One important caveat: Case-Shiller is one of the most respected home price indexes because it tracks repeat sales of the same homes over time. However, it is also highly lagged. Today's report largely reflects transactions that went under contract roughly three months ago, meaning much of the softness we're seeing actually began in March after the Iran war started.
Even worse - articles like this one on the front page of the Union Tribune report year over year changes - which is a lagged report of a lagged metric. Just because prices aren't doing down like they were a year ago doesn't mean they're going up today!
Mortgage rates remain elevated, with 30-year fixed rates hovering above 7%. Higher borrowing costs continue to pressure affordability and limit the pool of qualified buyers.
On the positive side, when home prices stay relatively flat while incomes gradually rise, housing becomes incrementally more affordable in real terms. Of course, San Diego remains one of the most desirable places to live in the country, which continues to support long-term housing demand. We are, after all, America's Finest City!
The Luxury Market Is Telling a Different Story
The countywide numbers don't tell the whole story. In today's increasingly segmented market, many luxury neighborhoods are behaving differently than the broader market. Rancho Santa Fe is a good example.
Average sales prices in Rancho Santa Fe have continued to trend upward. Many of these purchases are made by buyers who are less dependent on mortgage financing, making their purchasing power less sensitive to interest-rate fluctuations. Instead, luxury demand is often influenced more by stock market performance, business ownership, and overall household wealth than by mortgage rates alone.
Real Estate Is Hyper-Local
The challenge with any countywide statistic is that it averages together hundreds of neighborhoods with very different market dynamics. The market for a luxury ocean-view home may have little in common with the market for a condo in downtown San Diego or a starter home.
